Sales deed and agreement of construction Sales deed and agreement of construction

I am purchasing a house in Hyderabad which is under construction(however it’s nearly complete and possession is expected in 2 months) now we r going ahead with the registration however the builder has given us two documents for registration one is sales deed which has 60% of the property value and construction agreement which shows the other 40%. Is this the right way to register a property or should it be only the sales deed reflecting 100% of the property value
