Landlord is asking to increase rent by 30% instead of 7.5% as per Agreement

I have made rental agreement with owner for 33 Months with increase of 7.5% on previous rent after every 11 Months of term in the 33 Months of contract. I have completed 11 and my owner asked to increase the rent by 15% instead of 7.5% due to increase in rental of houses in surrounded area(Bangalore, Whitefield). I agreed to this and we finalized the increment of 15%. After two weeks he dropped me a message and asking to increase the rent further by 15% as other tenants/brokers are ready to pay. is it acceptable? can he ask me to vacate the flat if i deny to increase the rent further.
There is clause added in rental agreement "Lessor/Lessee shall have the right to terminate the agreement by giving 60 days advance notice without assigning any reason for such termination." Please help me to decide next action.

Since there is a clause like that hence the landlord has the right to send you a notice and seek eviction. But at the same time asking for newer rent increment which was not part of the agreement is illegal on his part.
In case you wish to challenge this then you can file a case in Bangalore and when you file a case you can also seek an interim order from the court so that the landlord is neither allowed to ask you to vacate nor increase the rent while the case is pending.
You are not suppose to vacate as the landlord violated the terms. Let him serve the notice then ask him to file eviction suit and it will take its own time of 3-5 years. If there is physical force then go to Civil Court by filing suit for permanent injunction and get interim order against landlord not to evict you without due course of law.
