Cancellation of agreement

I done an agreement to buying a part of tuda approved plot in 100 rupees stamps and paid money through SBI check for 2 lakhs.in agreement only one partner signed due to he is in Dubai.now I decided to cancel the purchase.how to cancel my agreement and how to get my advance money
A.You ask your amount back and they will take your signature on whatever sort of cancelation document they prepare.
