A.A rent free period is a period where no rent is given to the landlord. In other words it is free stay without any payment.
The disadvantage here is that the landlord gets no money and the tenant can stay free of cost and enjoy the land and other benefits. However, such a rent free period is given by the landlord to gain a prospective tenant who after such free period will stay in that premise by paying a certain amount of rent to the landlord.
So that now is the advantage.
Thanks

A.Dear Sir,
A rent free period is often offered by landlords under the terms of a commercial lease in the UK with a view to encouraging a prospective tenant to sign a new lease, or to encourage an existing tenant to remain in occupancy of premises. ... i.e by not exercising a break clause a tenant is rewarded with a rent free period.
A rent free period is in India is the period of time during your lease where you don't have to pay any rent at all. Although rent free periods usually kick in at the start of the lease, you might find them at other points during the lease term.
