Provisional Committee supporting builder illegal demands , misusing funds, not carrying out repair work.
Builder has allotted parking after selling parking areas without registration.
1.Chairperson and secretary are illegally using common area to earn by putting stalls.
2.Charging additional amount for Cultural activities under maintenance heads as "Other Charges"
3. Secretary has made structural changes to his own home and with an additional illegal construction he is running dance classes in society.
4. Secretary and Chairperson both denied share certificates or nomination forms stating possession letter is important to obtain Share Certificate. However, all the maintenance is paid to the builder and also property tax is on my name and paid regularly to the government.
5. Secretary and Chairperson has not allotted parking letters, instead they are letting builder take care of parking. Because of this Builder is able to sell certain open / common parking area at an additional cost but he is not even registering the land to the flat owners. Its completely illegal affair.
6. Chairman, Secretary with other committee members are misusing funds.

According to the Maharashtra Co-operative Societies Act 1960 a legitimate member of a registered housing society has the right to attend general/special/annual body meetings, the right to transfer shares, exchange and sublet apartments/ housing units, the right to voice their opinion in the general meetings about maintenance charges, other relevant issues, file grievances against other members who are violating the provision of the bye-laws, etc. A member has the right to file official complaints on the misconduct or offense that the member faces in the society (from co-residents, committee members, builders, etc.), and he/she has the right to approach the competent authorities for remedial measures, including the Registrar/Dy. Registrar, Co-operative Court, Civil Court, Municipal Corporation, and Police, among others, seeking redressal of the complaints.
Compile detailed documentation of each issue, including photographs, correspondence, meeting minutes, and any other relevant evidence. Report structural changes, illegal construction, and any misuse of common areas to the local municipal corporation or the appropriate authority. They may conduct inspections and take action if violations are found. Attend general body meetings and raise your concerns. Bring up the issues with the members, and request that the committee addresses these problems. Submit written complaints to the management committee, specifically addressing each issue and providing evidence where possible. This creates a formal record of your concerns.
