Hi Sir I had made registered biometric heavy deposit agreement of 14 lakhs for 2 yrs and date is 15th April but still owner has not handed over flat to me and I had done payment online.

Your query requires more details to address it suitably. It is not clear what is meant for "registered biometric heavy deposit agreement of 14 lakhs for 2 yrs" Is it meant for a lease agreement made for two years and you transferred the deposit in compliance with the said agreement on the assurance of delivery of vacant flat by 15th April, 2024 and despite your payment, landowner failed to hand over the possession of flat within the agreed time. If the situation assumes to be so, then for breach of contract, serving a legal notice to the landowner, you can file a civil suit for specific performance against the landowner before the Civil Court seeking appropriate relief in the matter. A dispute between a tenant and landlord is also resolved under the state-specific Rent Control Act under which a Rent Controller or Addl Rent Controller is appointed to deal with the dispute if arises out of a rent agreement between the parties. So, in the prevailing situation, serving a legal notice to the landlord, you can also file an application explaining your grievance against the landlord before the concerned Rent Controller to resolve the issue amicably. A.Dear Client,
If the builder/ broker has not delivered the possession even after the the due date as mentioned in the contract you have a few legal options, one is to cancel the agreement with the builder and get the refund of your money or file a consumer complaint against the builder and their company or file criminal charges against them. But this pertains only when the the contractor has gone beyond his due date, if the construction period is still on track then no legal action can be taken against them.
