Sir, My mother given 1/2 land out of 827 sq yard for development to builder in 1997 and in exchange of that we have receved a flat of 817 sqft. at gr.flr. builder done DEVELOPMENT AGREEMENT WITH OWNER and POWER OF ATTONRNEY with builder.
Builder registerd both the document in registrar in 1997 june as per valued of transaction declared.
Now chairman asked owner of flat(my mother ) to register your flat
But as our DEVELOPMENT AGREEMENT was already reagisterd and stamp duty also paid n june 1997 at the time of registration as per value declared
as we have recd. flat in exchange of land given for development and not purchased flat from builder.
SO is it necessary to pay stamp duty again now as we have already paid stamp duty at the time of registration of DEVELOPMENT AGREEMENT. pls. advice

A.dear client kindly go to civil court if he has any issue. because You are correct second registration is unwarranted.

There is no point of duplication of work as it has already been registered.
In case of difficulty, go the Registration Office to get your self clarified.
