Validity of a notarized land sale agreement out time period Validity of a notarized land sale agreement out time period

I am seller of a piece of land. The buyer made a notarized agreement on a Rs10 stamp paper, for a total value of 29 lakhs, without mentioning a date(by which he intends to complete the purchase). Buyer paid 2 lakh in advance during signing of agreement.Rest money has to be paid on date of registration of land (no mention of any date). 8 months has passed since then, no more progress by buyer.

Is this agreement (with no specific date by which the purchaser has to oblige) valid ? If valid, how the saler canget out of the agreement ? I am ready to return the advance money.

A.Dear Sir,
Get issue legal notice to pay the amount within certain period if balance is not paid threaten to cancel the sale agreement. Normally, such agreements without any date of registration then from the date of cause of action three years period will be counted.
