A.Dear Client,

Under Section 463 of the Indian Penal Code, 1860, creating a false document or electronic record with the intent to cause harm, injury, or commit fraud is considered forgery. Section 465 specifies the punishment for this offense. In this scenario, it is advisable to file a complaint with the relevant bank and send a legal notice to the builder. Additionally, pursuing a criminal suit under Section 463 IPC for forgery can be initiated in the court of a Judicial Magistrate. To expedite resolution, a complaint against the bank can also be filed online through the RBI's grievance redressal portal under the integrated Banking Ombudsman Scheme at https://cms.rbi.org.in. A copy of the complaint should be endorsed to the concerned bank for swift action.
