Property related issue between Tenant and Firm Property related issue between Tenant and Firm

Good Morning Sir,
I am writing this email about a property issue related to the lease between the Firm and Tennant. We had taken 1 BHK flat in Bangalore from the Firm by paying the lease amount of Rs. 6L for 3Yr. Recently Building owner informed us that the agreement between the Firm and the Owner of the building has been completed and now the Owner is saying us to vacate the property in the next 2 weeks. As per our lease agreement with the Firm, the terms and conditions end by December '2023. The Owner of the building informed us he had already informed the Firm person 6 months back to inform the respective tenants, However, it is not shared with us by the Firm. Please advise how to proceed and help us with the law.
Also, we came to know a year back that, Firm did not have the right to lease the property, only it has right for renting monthly. We did speak the same with the Firm person, he informed us nothing will happen. Note - Apt has 20 houses. Only ours is a lease.

A.Dear Client,

When the terms and conditions of the Lease Agreement are about to expire on December 2023, for lack of information on the part of the Lessor, Lessee can not be evicted from the leasehold premises outrightly before the expiry of the tenure of the Lease Agreement if no specific time for service of advance eviction notice is not mentioned in the lease agreement. You need to resolve the issue strictly in terms of the Lease Agreement.
Further, in absence of right to lease, lessor can not enter into an agreement of lease and accordingly the lease agreement executed between you and the lessor is void ab initio.
For further clarification, you may reach out to office of the Rent Controller for first hand information.

Please advice what actions to be taken to get back the money from Lessor.
Can we issue a legal notice and sue note to return the lease amount.
