Land issue - have registered a land of 6 cent Land issue - have registered a land of 6 cent

I have registered a land of 6 cent in my wife name on 2021. I got to know this land by an intermediater called Saravanan. The land owner(Sithalakshmi) came and signed all the documents at the time of registration and registration done successfully. Last year I got a call from another broker saying that ,the land was registered wrongly. The owner of the land was passed away on 1990 itself.he said he is going to cancel the registration. But that is not true he is threatening us to get the land in cheaper price. My question is , as a broker is he have the rights to cancel our registration

A.Dear Client,
In the absence of an order from a competent Civil Court, a registered Deed of Conveyance is not cancelled. You may serve a legal notice to the concerned broker informing your intention to file a criminal suit against him for unruly threats with ulterior motives. Reach out to an Advocate for guidance and steps.

A.Dear client
Registered sale deed, once registered cannot be cancelled and that too unilaterally by the broker. The broker is trying to fool you. Please file complaint against him for criminal intimidation and insult under section 503 and 504 IPC
