I'm a salaried male person who is married and wants to apply for a home loan. I do not wish to add my wife as a co-applicant while taking a home loan from the bank although the bank pressures me to add my wife as a co-applicant. Is it mandatory to add a wife as a co-applicant? My parents are senior citizens and I cannot add them as co-applicants.
Can the bank force me to add my wife as co-applicant or is there any other legal way through which I can get home loan

A.Dear Client,
It is not a legal requirement to have co-applicants for home loans. The bank insists on adding a co-applicant because it gives them that extra surety in case of a default or death of the primary applicant. Also, in case of disputes on the property, having a co-applicant works better for lenders. A co-applicant is an additional person involved in the application of a loan besides the original applicant. They are equally considered alongside the applicant throughout the whole application process, including during the approval and underwriting. Co-applicant may or may not be the joint owner of the property. However, a joint owner is necessary to be a co-applicant even if he/she does not have any income (e.g., In the case of a housewife). The nominee is a beneficiary or the recipient of the assets, funds, and investments and a nominee ideally is a family member that is very close to you may be a spouse, children, parents, or someone who is close to you outside your family. A co-owner must be a co-applicant for the Home Loan. Only a few relations can be co-applicants like a son and an unmarried daughter can apply for a Joint Home Loan with their parents.

It is not mandatory to add your wife as a co-applicant while taking a home loan from the bank. You can apply for a home loan without your spouse, and there are some situations that warrant doing so

However, the bank may pressure you to add your wife as a co-applicant. If you do not wish to add your wife as a co-applicant, you can explore other legal ways to get a home loan. There are a wide range of mortgage programs, including low- and no-down payment loans that make it easier for single applicants to buy a home

It is important to note that a co-applicant is a person who applies for a home loan along with the main applicant. All co-owners of the property must mandatorily join as the co-applicants, but all co-applicants may not necessarily be co-owners

A husband and wife can be co-applicants even if they are not co-owners of the property. The home loan tenure is decided based on the retirement age of the older partner. A.Dear Sir,
It is not mandatory to get co-applicant. You may visit any other bank who do not demand your wife as co-applicant.
