No, the notarised power of attorney is not valid for effecting any property transaction through power of attorney. The power of attorney must be registered.

A.Dear Client,
Any document transferring or acquiring the title or ownership of an immovable property value of which is more than Rs.100/- requires registration by the Registrar/Sub-Registrar under Sec.17 of the Registration Act, 1908 to make it legally enforceable for the purpose. So, a POA attested by a Notary Public is not valid for registering any document in the registrar's office for the transfer of any property. As per the Registration (Maharashtra Amendment) Act, 2010, w.e.f. 1st April, 2013, all irrevocable powers of attorney(POA) relating to the transfer of immovable property in any way are required to be registered under the Registration Act, 1908.
