We are living in an apartment with 6 flats in it. As per tamilnadu government rule, each apartment need to buy a water connection. They did assessment 7 months ago and gave the quotation to pay which need to be split among all flat owners. One of the owner is not responding or not coming forward to pay his amount due to which the connection is still pending and we are forced to buy water tanker lorry every fortnight. How to deal this issue. Pls guide

A.Dear client, if there is a society in your apartments then complaint about this issue with them. If there is no society or any authority then it is suitable to resolve the issue amicably among the residents.
If the other resident is not willing to accept then complaint to respective authorities and serve a legal notice for complying with the govt.s assessment for water connection.

These kinds of irrational issues are common, especially among flat owners of standalone apartments or small units of flats, and have been faced by apartment owners across the country. In the absence of a registered Society, owners have no gateway to lodge their grievances. So, there is no other alternative to resolve issues in a standalone apartment other than mutual adjustment and united efforts between the flat owners for peaceful co-existence. You may all collectively represent your grievance before the District Administration for a resolution in the matter. Otherwise, serving a legal notice to the flat owner, you can file a civil suit for specific performance either in terms of government rules or in terms of the deed of conveyance based on which he acquires the ownership of the flat. Reach out to an Advocate for guidance and steps.

A.Dear sir
If maintenance is not paid then you have to get issue a legal notice and file a suit for recovery of such arrears of maintenance.
