I bought a flat in a three-story apartment in under construction status. The apartment construction and completed on a colony land in ward no. - 96, Jadavpur, Kolkata - 700032. The apartment has no sanctioned plan by KMC. Price of the flat is 18.5 lac. After signing the sale agreement I pay a total of 17.5 lac part by part to the developer. He gives me the physical possession of the flat. But then a few months later he passed away. I went many times to his wife to register the flat but she did not cooperate with me. what is the next legal procedure.
