I am going to purchase two plots which were registered with single gift deed. I am planning to register as two separate documents for each plot with my name. The previous mother document and before that documents are single. In future if I want to sell one part to others, what will be issues?

A.Dear Client,
Unless the original doner and the original donee of the gift deed execute and register a rectification deed or supplementary deed bifurcating each plot of land in the Schedule of the Property taking the prior permission of the Sub-Registrar, you being a Buyer of the said property cannot make it a separate deed for each plot and even DTCP may not allow such rectification in the gift deed if it is not executed by the original Donor and Donee. So, before buying the property, you may ask the seller to get the deed of gift rectified by executing a separate deed of gift for each plot, so that you can dispose of a plot out of two properties in the future with the NOC from DTCP. Visit the office of DTCP for information and an Advocate for opinion, guidance, and steps.
