Sir, I want purchase a piece of land (Plot) in Chennai. The seller is Ashok Nandavanam Properties Pvt Ltd, selling 285 Plots. They are famous Real Estate Developers in Chennai. They are collecting 6.5 Lacs (Guideline Value 3.5 Lacs) for the said property. But Registration Stamp Paper, they are executing in 100 Rupees Stamp Paper instead of 11% Stamp Paper. They are telling, to all customers they registered with 100 Rupees stamp paper (that too only First Page only with 100 Rs. Stamp paper). They are telling even more valued (15 Lacs) property also executed with 100 Rupees Stamp Paper only. They registered the propery with SRO also. Can I purchase the Property from them? Can this document and Registration treated Valid Sir? Whether I will face any problem in selling the property at future date sir? Request your help?

A.100 rupees stamp paper might be only for making sale deed. Sale deed is made on many types of papers. It can be made on society/registrar papers.
but in registrar office, the sale deed is registered and at that time stamp duty and registration fees have to paid on 6.5 lakh.
check if this is what they mean.

A.Hello,
If you have decided to purchase a property in Chennai, then apart from the cost of the property, you also need to consider the stamp duty and registration charge. These two separate fees will add to the effective price of the property and need to be calculated beforehand.

A.Hi,
Whenever the ownership of an immovable property is transferred from one person to another the same requires registration.
In India, the calculation of stamp duty differs from state to state. It also depends on the type of document for which stamp duty has to be made.

A.NO... You cannot get Rs.15 lacs property registered in Rs.100/- Stamp paper... This is NOT valid anywhere ..
