Selling ancestral property of my late Father Selling ancestral property of my late Father

Hi We are selling the ancestral property of my Father and the buyer is coming in 3 weeks
1) My Father expired 3 years back
2) We have legal heir certificate, death certificate and property related documents in the name of my Father
3)All legal heirs are present and willing to come on the day of sale
4) Have applied for the encumbrance certificate also online

Question is is there anything else that we would need to sell the property as we are legal heirs?
Do we need to apply anything online or something well in advance for the sale?
As a seller do we need to bear any expenses during registration?
Please let us know

A.Consult with your auditor regarding tax on capital gains. As a seller you don't have any expense in Registration office.

A.Hi,
You will have to bear the tax on capital gains from the ancestral property and no other costs during Registration.

A.Hi,
You will have to bear the burden of capital gains tax on the transaction once the property is sold. No other cost is to be borne by you during registration.
