House registered in Dad's name, mom wants it re-registered on both names

My parents own a house which is registered only on Dad's name. The loan they took was on both parties names. Due to certain differences, they are not willing to live together. Neither are they willing to get a divorce.
What is the legal recourse available to make sure that my dad does not sell/transfer this house without mom's permission? Or in other words, how to legally get equal ownership on the house to both parties.
A.Hi client,
As your father is the sole owner currently, he has the rights to sell them. In his absence you and your mother will have a right over the property.
For now he can gift deed the same to your mother.

Since the flat is in sole name of your father. Therefore, he has all the rights to do whatever he wish to do with his sole ownership property.
If you want your mother name to be included then your father has to execute the registered gift deed in favour of your mother by giving 50% share in the property.

A.You may ask your dad to execute a registered gift deed in respect of fifty percent share (ownership right) of the respective property in favor of your mother so that they both will be the joint owners of the said property.
