UDS for clubhouse UDS for clubhouse

Hi, we recently purchased an under-construction apartment in a township. The township's first phase is completed and handed over. When I looked at their RERA it has LAND UDS and CLubhouse UDS. But for the rest of the phases, it has only UDS land. So does this mean that only phase 1 residents are entitled to the clubhouse even though we all pay 1.5L for clubhouse charges?

An undivided share(UDS) is a part of the land held by the buyer of the apartment in a residential complex on a plot on which the entire structure is constructed. Each and every flat built on that particular plot will have a share of the land but will not have any defined boundaries. The Undivided Share (UDS) is a ratio that measures the amount of space an individual apartment unit occupies compared to the total number of units in the building and the total land area. The UDS plays a significant role when purchasing a flat in a large project or residential complex. UDS is a portion of the land held by the buyer of the flat in a residential complex on a plot on which the whole structure is built. The UDS should be mentioned in the sale deed also, A buyer should insist on the actual UDS for this flat to be mentioned in the sale agreement to avoid any fraud in this regard at the time of registering the sale deed. The Clubhouse is a part of UDS Land and treated as a common area and facilities to be enjoyed by all the flat owners of UDS land irrespective of phases of the housing complex on payment of Common Area Maintenance(CAM) Charges. Further, when it is a registered project of RERA that takes care of the interest of the Buyer more than the Promoter/Builder, you need not worry about any deviation or deficiency in the property.
