A.Dear Client,
In the given situation, you need to serve a strong legal notice to the Builder for canceling your booking outrightly. and file a civil suit against the Builder for specific performance before the Civil Court having jurisdiction over the suit property. Reach out to an Advocate for guidance and steps.

A.Dear Client,
If you have purchased a shop from the builder and paid 40% at the time of booking with the condition that the remaining 60% is to be paid on the offer of the first lease, and the builder is now demanding the balance payment without addressing the lease matter, it's important to take a strategic approach. Firstly, document all communication with the builder, including the condition mentioned at the time of booking. Express your concerns about the unresolved lease matter and request clarification in writing. If the builder has sent a cancellation letter, carefully review the terms and conditions outlined in it. Consider seeking legal advice to understand your rights and obligations under the agreement. Additionally, consult with a real estate lawyer to explore the possibility of negotiating with the builder, aiming for a resolution that aligns with the initially agreed-upon terms. Timely and clear communication, along with legal guidance, will be crucial in navigating this situation and protecting your interests.
