am an owner of a 2nd floor in Haryana with roof rights. However as per agreement, the GF and FF residents can go to check their tanks and antennas. I stay at home between 8pm to 9am everyday and have also have given a key to my maid( who stays in the adjoining empty plot) for emergency access for the residents during my absence. However, they are still insisting that i should not lock my terrace at all saying that the timing of water supply is irregular and they need to check if the water is overflowing.

Am I required to provide them unrestricted access, they often go and dont even care to close the door a couple of times. Since they are two, i cannot tell who has left it open.

A.Dear Sir,
It is better to share separate keys with each one. You prepare some agreement that is terms of use of terrace and get it signed. Violation if any entitle you to prevent them to enter the terrace.
For full procedure contact me on mobile through Vidhikarya.

A.Dear Client,
It has got two aspects.
1.the fact
2.the law.
It is true that you have roof top rights. In spite of that allow them some time particularly during the time of water supply. You can also suggest them to use some instruments which can stop overflow. The PH.D mechanics can fit them with some cost.So that water will not be wasted .Allow them with limited access and on special occasions full access with clear cut understanding that it has to be cleaned properly.
